Arrear Levies and Legal Action
Sandhurst, Sandton: Client: Miss C. This townhouse valued at R1.85M was attached due to an outstanding levy account of R150K. Some funds were due to her from a sale of another property, the “proceeds” were only going to be available in a few months time. Certus Property Solutions stepped in and stopped the legal action, by immediately paying the arrears levy account in full. Miss C was able to retain her Sandhurst townhouse.
Bassonia Rock, Southern Johannesburg: Ms. L had fallen in arrears on her levy statement (R45K), and the body corporate was preparing to hand over the account for legal action. Ms. L owned the property outright, and approached Certus Property Solutions for help. She also needed assistance with cash flow for her business and another legal matter that had also reached critical levels. A few maintenance issues were addressed and the property sold for an excellent price, giving Ms. L the opportunity to fund her business and start fresh.
Morningside, Sandton: This property was scheduled for Auction due to an outstanding levy account, the value of the outstanding account not even at 10% of the value of the property. The oustanging bond against the property was very low in relation to the market value. Certus Property Solutions settled the arrear levies. The property has since been sold, and the owner will, upon registration of the sale, recoup the equity in the property.
BANK AUCTION
Killarney, Johannesburg – Client: Mrs V. A pending Sale in Execution was stopped. CERTUS PROPERTY SOLUTIONS paid the bond arrears which were in excess of a R100 000. This renovated 300 m² apartment was valued in excess of R2 million, we accepted an offer for the full asking price within two weeks!
REFERRAL - DIVORCE ATTORNEY
Ruimsig, Roodepoort – Client: Mr and Mrs V. The property (with bond and municipal arrears) had to be sold to conclude the divorce. Certus Property Solutions settled the bond and municipal arrears, and maintained the monthly payments during the marketing process.
REFERRAL BY ESTATE AGENT
Kyalami Hills, Midrand – Client: Miss E experienced financial pressure due to a car loan that had fallen into arrears, the levy account and municipal accounts were also not up to date. Her cluster home valued at R1.65M was bond free. Certus Property Solutions provided funds to settle the arrear amount on the car loan and prevented repossession. Where the property was initially marketed by the estate agent for R1 499 000.00, due to the pressing debt problems, the property sold for the true market value of R 1 610 000.00.
BUSINESS CASH FLOW PROBLEMS
Morningside Manor, Sandton – Client: Mr H – a retired banker, experienced cash flow problems due to a failed business venture. His property was scheduled to be auctioned. He failed to sell his holiday apartment on the KZN North Coast in time. Certus Property Solutions stopped the auction, and maintained the monthly payments. Certus Property Solutions sold the holiday apartment for the full asking price and Mr H was able to keep his property in Morningside Manor.
